Title-Chain / Parent-Document Tracing
Trace every prior deed back to the root — proof of clear, marketable title. Clear title means an unbroken chain of registered deeds from today's seller back to a lawful origin. A single missing or defective link (an unregistered gift, a disputed inheritance) can void the sale. NOS traces the parent documents and certifies whether the chain holds.
Understand the service
What we can help with
A title-chain trace follows the property through every registered transfer — sale, gift, partition, settlement, succession and mortgage-release — for the full 30-year period (13 years for a loan), retrieving the parent / link documents at each step and checking encumbrances, mutation history and court orders (via NJDG). A clean chain with clear identifiers, a current deed plus link document and post-1983 records is straightforward and fixed-price. Others take more work — missing link documents, pre-1983 transfers recorded only in physical registers, a long multi-owner chain, or a name-only search. Broken chains, litigation, suspected fraud or duplicate registration, ownership / inheritance / probate disputes, government acquisition and Waqf / Forest / Endowment / assigned land are reviewed by an expert property advocate; if the records are permanently unavailable, we'll tell you honestly. Government fees are passed through at cost.
How it works on the ground
The government process is scattered across portals, offices and paperwork. NOS turns it into one guided flow.
The reality on the ground
What you face today in TG & AP
Old deeds sit in different SROs, languages and pre-computerised registers — hard to locate and read.
Gaps appear at inheritances, gifts, partitions and sada-bainama transfers.
Linking each deed to the survey number and extent needs legal expertise.
Building a 30-year chain from abroad, without SRO access, is not feasible alone.

What we handle
How it works
- 01Step 1
Tell us the property
A short questionnaire — the property, purpose, what you want traced and the identifiers you hold. A clean, post-1983 chain with a survey number is quick and fixed-price.
- 02Step 2
Case Manager assigned
A dedicated Case Manager is assigned and you can message them before you pay. Pre-1983 manual searches, long chains and NRI cases get a clear plan and price first.
- 03Step 3
We trace the chain
We pull the encumbrance history, retrieve each registered deed and link document, run the NJDG litigation search and reconcile revenue records — visiting the Sub-Registrar office in person where the records are only in physical registers.
- 04Step 4
Report delivered
DeliveredYou get a Title-Chain Verification Report — the unbroken chain, any gaps or defects, and a marketable-title assessment — tracked in your dashboard, with an expert advocate opinion where the case needs one.
What you'll typically need
- The property location (district / mandal / village / SRO) and a survey or registration number if you have one
- The current sale deed and any prior / link deeds you hold
- The purpose (purchase, loan, sale, litigation) — it sets the required depth of the chain
- Whether you're an NRI or foreign national (this changes how we coordinate)
Only have a rough idea of the property? That's alright — even a name and village lets us start a manual search, and your Case Manager will tell you exactly what would speed things up.
Made for NRIs. No trips home. No local runaround. No language barrier. Manage the entire process from your phone, in your own timezone — while NOS handles the counters, the paperwork and the follow-ups.
