What is Sada Bainama regularization?
A Sada Bainama ("plain sale deed") is an informal, unregistered sale — signed on plain or low-value stamp paper, with possession handed over. It never transferred legal title, so the buyer can't sell onward or get a passbook. Regularization is the statutory mechanism that recognises decades of bona-fide possession and issues recorded ownership. It is eligibility-gated: rural agricultural land, bought on or before the statutory cutoff (Telangana: 2 June 2014), not on the 22-A prohibited list or assigned / forest / endowment land. Straightforward, eligible cases are fixed-price; missing documents, deceased sellers, multiple heirs or a 22-A flag get a proper assessment.
