Sada Bainama Regularization

Regularise land bought on an unregistered (sada bainama) agreement — get a real title. Vast holdings in TG & AP were bought decades ago on plain-paper (sada bainama) agreements with no registered deed. Without regularisation there is no legal title, no loan and no clean sale. NOS manages the regularisation application so your possession becomes recognised ownership.

Understand the service

What is Sada Bainama regularization?

A Sada Bainama ("plain sale deed") is an informal, unregistered sale — signed on plain or low-value stamp paper, with possession handed over. It never transferred legal title, so the buyer can't sell onward or get a passbook. Regularization is the statutory mechanism that recognises decades of bona-fide possession and issues recorded ownership. It is eligibility-gated: rural agricultural land, bought on or before the statutory cutoff (Telangana: 2 June 2014), not on the 22-A prohibited list or assigned / forest / endowment land. Straightforward, eligible cases are fixed-price; missing documents, deceased sellers, multiple heirs or a 22-A flag get a proper assessment. If your case isn't regularizable, we'll say so and point you to the right alternative.

How it works on the ground

The government process is scattered across portals, offices and paperwork. NOS turns it into one guided flow.

The reality on the ground

What you face today in TG & AP

4 hurdles

Regularisation runs through state schemes / portals with strict eligibility, cut-off dates and evidence of possession.

Applications fail on missing occupancy proof, extent mismatches or ineligible land classification.

The land may also carry 22A or assigned-land restrictions that must be cleared first.

Assembling decades-old proof and following the scheme is unmanageable from abroad.

How it works

  1. 01
    Step 1

    Free eligibility check

We screen the four things that decide eligibility — agricultural, rural, on-or-before the cutoff, and no statutory bar — and tell you honestly if regularization can work.

  2. 02
    Step 2

    Case Manager assigned

A dedicated Case Manager is assigned and you can message them right away — before you pay.

  3. 03
    Step 3

    We prepare & file

We assemble the deed, possession proof and affidavits, clear prerequisites (22-A removal, succession, survey) and file for regularization with the RDO / Revenue authority.

  4. 04
    Step 4

    Recorded ownership

    Delivered

On approval you get the regularization order and a Pattadar Passbook / Title Deed, with mutation completed — stored in your dashboard.

What you'll typically need

  • When the unregistered sale happened (the cutoff test) and whether it's in writing
  • The land — survey number, extent, and that it's rural agricultural
  • Proof of long possession — tax receipts, bills, and the Sada Bainama itself
  • Whether the seller is available, and (for NRIs) whether you inherited or purchased

We won't take a case we can't win. If the land is urban, the sale is after the cutoff, or it's assigned / forest land, regularization isn't available — and we'll explain the real alternative (fresh registration, a declaratory suit, or succession) instead.

Made for NRIs. No trips home. No local runaround. No language barrier. Manage the entire process from your phone, in your own timezone — while NOS handles the counters, the paperwork and the follow-ups.
