Survey Verification

Confirm a survey number and its boundaries actually match the land on the ground. A deed's survey number must correspond to the real, correctly-bounded parcel — not a neighbour's plot or an outdated sub-division. Mismatches cause boundary disputes, failed mutation and encroachment. NOS verifies the survey number against records and the ground.

Understand the service

What is survey verification?

It confirms the physical identity of a land parcel — that the survey number and sub-division are valid and current, that the boundaries on the Tippan / FMB sketch match the adjacent survey numbers and the ground, that the extent is right, and that there's no encroachment or overlap with acquisition, forest, Waqf or endowment land. It's the check that stops you buying the wrong (or disputed) piece of land — and it's hard to do from abroad.

How it works on the ground

The government process is scattered across portals, offices and paperwork. NOS turns it into one guided flow.

The reality on the ground

What you face today in TG & AP

4 hurdles

Survey numbers change through sub-division, resurvey and clerical revision over decades.

The deed, FMB, ROR and physical boundaries frequently disagree.

A proper check needs FMB retrieval plus a field cross-reference most buyers can't arrange.

No way to confirm the parcel remotely without a trusted local surveyor.

    Step 3

    We verify the survey

  4. 04
    Step 4

    Survey report

    Delivered

A clear report: survey status, boundaries vs records, extent, any encroachment or overlap, and next steps.

What you'll typically need

  • Any identifier — survey / sub-division number, FMB number, or owner name + village
  • Which checks you want (records, FMB, boundaries, GPS, physical survey, overlaps)
  • Any documents you hold (deed, Tippan / FMB, village map, passbook, Pahani / Adangal)
  • A local contact who can accompany a surveyor to the site (helpful, not required)

Not sure of the survey number? That's fine — "none" is a valid answer, and your Case Manager will run a record search to identify the parcel and tell you exactly what's needed.

Made for NRIs. No trips home. No local runaround. No language barrier. Manage the entire process from your phone, in your own timezone — while NOS handles the counters, the paperwork and the follow-ups.
