Land Title Transfer

Move a clear title from one owner to another — registration and mutation, end to end. Transferring property means more than signing a deed: the title must be registered at IGRS and the ownership record updated (mutation) so the new owner is recognised for tax, sale and protection. NOS handles the full transfer — due diligence, drafting, registration and mutation — from anywhere.

Understand the service

What is land title transfer?

Transferring title is two distinct events, and getting only one done is the most common — and costly — mistake. Registration executes a registered deed (sale / gift / settlement / partition) before the Sub-Registrar and is what legally moves title. Mutation then updates the revenue record (agricultural land) or the municipal property-tax record (urban) into the new owner's name. Register but never mutate, and you're the owner in law yet invisible in the records the next buyer, bank or tax office actually checks. We close that gap end-to-end.

How it works on the ground

The government process is scattered across portals, offices and paperwork. NOS turns it into one guided flow.

The reality on the ground

What you face today in TG & AP

4 hurdles

Registration (IGRS) and mutation (revenue / municipal) are separate steps; both must reflect the new owner.

Stamp duty and registration fees are computed on market value and vary by relationship and property type.

Prohibited-land (22A), record mismatches or unclear inheritance stall the transfer for months.

NRIs typically need a drafted, notarised and apostilled Power of Attorney to transact without flying down.

What you'll typically need

  • Registered title / mother deed and prior link documents (chain of title)
  • Latest Encumbrance Certificate (EC)
  • Property-tax receipts (urban) or Pattadar Passbook & ROR/1B (agricultural)
  • ID proof (passport / OCI for NRIs)
  • Death certificate & legal-heir / succession certificate (for inheritance)
  • Registered Power of Attorney (for NRIs who can't travel)

Don't have everything? Start anyway — the feasibility check tells you exactly what's needed, and your Case Manager helps you obtain anything missing (EC, legal-heir certificate, PoA and more).

Built for NRIs. No travel required — we draft and coordinate your registered, apostilled Power of Attorney, handle document collection and on-ground registration & mutation, and support NRI-seller needs like Section 195 TDS / Form 13 and repatriation (15CA/15CB) — with timezone-friendly messaging throughout.
