What does a real release involve?
When you take a loan against property, the lender creates a mortgage or charge — a registered mortgage, or an equitable mortgage recorded by deposit of title deeds (MODT). When the loan is repaid, clearing it isn't automatic. The encumbrance is only removed when the right instrument is registered at the Sub-Registrar (a Deed of Reconveyance, or Deed of Release / Cancellation of MODT), the lender records satisfaction of charge at CERSAI, and the change reflects on the EC. A case is only truly "released" when your deeds are back, the SRO release is done, CERSAI shows satisfied, and the EC is clean. We also handle fresh registrations, partial releases, assignments and corrections.
