Section 22-A Status Check & Removal

Check if land is on the prohibited (22-A) list — and get it removed if wrongly listed. Section 22A marks land as 'prohibited' from registration — government, endowment, assigned or disputed land. If your parcel is wrongly flagged, you can't register or sell it. NOS checks the 22A status and, where wrongful, pursues removal with the authorities.

Understand the service

What is Section 22-A?

Under Section 22-A of the Registration Act, the state maintains a prohibited-properties list — land whose alienation (sale / transfer) is barred: government land, assigned land, ceiling-surplus, endowment / wakf / temple, and specifically notified land. A Sub-Registrar will refuse to register a property that sits on this list. This service does two things: it checks the status (is your parcel listed, and under which clause), and where the entry is defective or the exemption is provable, it helps remove / de-list it. A clear status check is fixed-price and quick; removal is a Revenue / legal process assessed case by case.

How it works on the ground

The government process is scattered across portals, offices and paperwork. NOS turns it into one guided flow.

The reality on the ground

What you face today in TG & AP

4 hurdles

22A lists are maintained by IGRS / revenue; a parcel can be flagged in error or by association with a survey number.

A 22A flag silently blocks registration — often discovered only at the sub-registrar counter.

Removal requires proof of private, unrestricted title and a formal representation to the Collector / IGRS.

Diagnosing and contesting a 22A entry needs legal + revenue coordination on the ground.

How it works

  1. 01
    Step 1

    Free feasibility check

Give us the survey number and we tell you the likely status. A clear (not-listed) parcel gets an instant fixed-price report.

  2. 02
    Step 2

    We check the list

We look up the prohibited-properties register on Bhu Bharati (TG) / MeeBhoomi (AP) and identify the exact clause and reason, if any.

  3. 03
    Step 3

    Plain-language verdict

You get a clear report: is it listed, under which clause, why, who the authority is — and whether removal is possible.

  4. 04
    Step 4

    Removal, if it applies

    Delivered

Where a listing is wrong or curable, your Case Manager and (for legal cases) an expert drive the de-listing through Revenue / Collector / court.

What you'll typically need

  • The survey / sub-division number (the sub-division matters — it avoids over-blocking)
  • State and district; property type
  • What you know of the status — confirmed, suspected, or a registration rejection
  • For removal: any title deed, ROR / passbook, and any revenue or court order you hold

A listing isn't always the end of the road — many are procedurally defective (no clause, date or Gazette) and can be set aside. And if removal genuinely isn't possible yet, we'll tell you honestly and explain the path forward rather than charge for the impossible.

Made for NRIs. No trips home. No local runaround. No language barrier. Manage the entire process from your phone, in your own timezone — while NOS handles the counters, the paperwork and the follow-ups.
