A legally sound Indian sale deed, drafted by an in-house NOS lawyer who actually talks to you first — not a template. In one session, the lawyer walks through the sellers, buyers, property and consideration and drafts your deed from that conversation. You leave with the drafted deed within 5 business days, an execution & registration guide covering stamp duty and the two-witness requirement, and 30 days to ask follow-up questions as you finalise it.
Understand the service
What we can help with
Sale Deed Drafting is a paid, time-boxed session with an in-house NOS lawyer to draft a sale deed (conveyance deed) valid under Indian law for immovable property — covering the seller(s), buyer(s), the property, the consideration and payment schedule, and the chain of title. You describe the sale, choose a tier, pick a slot in your own timezone and pay a flat fee. Nothing is billed by the hour, and no lawyer time is committed until payment is captured.
Three tiers, one flat fee each. Simple for a clean freehold sale between a single resident seller and buyer, with no loan or existing agreement; Standard for a sale with an Agreement to Sell already executed and/or the buyer funding by loan; and Complex for an NRI/OCI/foreign party, multiple owners, an unclear title, or an encumbered property. Your intake produces a recommendation — you can move up freely, or down with a warning.
What you get. The drafted sale deed itself within 5 business days of the session — recitals, the schedule of property with boundaries, the consideration and payment recital, possession, and indemnities — plus an execution & registration guide covering stamp duty (ad valorem, state-wise), e-stamp/franking, the two-witness requirement, and sub-registrar appointment guidance, with TDS notes where they apply. You also get 30 days to ask the same lawyer follow-up questions as you get ready to execute. If you later want the deed registered as a separate case, your session fee is credited against that case.
What it isn't. This is one drafting session, not the registration itself — a sale of immovable property is only legally effective once registered, and registration is a separate step you (or a follow-on case) complete with the sub-registrar, using the guide we give you. We also don't verify title— we draft on the facts you give us, and where your title looks unclear or the property is encumbered, we say so and recommend a Title Verification service first. If any party is a minor without proper guardianship, or if no money is actually changing hands (making this a gift, not a sale), we'll say so and point you to the right place, refunding you in full.
How it works on the ground
The government process is scattered across portals, offices and paperwork. NOS turns it into one guided flow.
The reality on the ground
Getting a sale deed drafted correctly
A downloaded template rarely accounts for an existing loan, an Agreement to Sell already in place, or an NRI party.
Nobody explains upfront that stamp duty is charged on the higher of consideration or circle rate, not just what you agreed to pay.
If the seller is an NRI, the TDS rules are completely different (s.195, not the usual 1%) and most people find out too late.
A property with a subsisting loan needs a payoff-and-release mechanism spelled out — most templates just ignore it.
The NOS way
One session, a drafted deed, and a guide to registering it correctly
01Tell us about the sale
A short intake covering sellers, buyers, the property, consideration and title.
02Conflict & eligibility checks
Every matter is screened before a slot is confirmed — you confirm all parties are competent and consideration is genuinely being paid.
03A tier matched to your matter
Complexity scoring maps you to the right tier. An NRI party, multiple owners, an unclear title, or an encumbered property routes you to a senior lawyer.
04A slot in your timezone
Slots render in your local time, filtered to lawyers who speak your language.
05The session, on your channel
Video, voice, or WhatsApp voice if the line drops — with the lawyer who owns your matter.
06A deed you can execute, and a guide for doing it right
The drafted sale deed itself, plus stamp-duty and registration guidance and the two-witness signing choreography — and 30 days of follow-up with the same lawyer.

The actual drafted deed
Not just advice — your sale deed, drafted from the session, delivered within 5 business days.
We're upfront about title
We draft on your stated facts and don't verify title — where it's unclear, we say so and recommend Title Verification first.
Senior review where it matters
An NRI/OCI/foreign party, multiple owners, an unclear title, or an encumbered property is automatically routed to a senior lawyer.
What we handle
How it works
- 01Step 1
Tell us about the sale
Seller(s), buyer(s), the property, consideration and payment schedule, and title details — a short intake, about five minutes.
- 02Step 2
We screen the matter
A conflict-of-interest check runs before anything is booked. You'll also confirm all parties are 18+ and competent to contract, and that consideration is genuinely changing hands.
- 03Step 3
Choose your tier & slot
Your answers produce a complexity score and a recommended tier. An NRI/OCI/foreign party, multiple owners, an unclear title, or an encumbered property routes you to a senior lawyer. Then pick a slot in your own timezone with a lawyer who speaks your language.
- 04Step 4
Pay — and your lawyer is assigned
Sessions are pay-first at a flat fee for the tier. The slot is held and one lawyer becomes the owner of your matter only once payment is captured.
- 05Step 5
Your session
The lawyer walks through the parties, property, consideration and title, and drafts your sale deed based on the conversation — by video, voice, or WhatsApp voice if the connection is poor.
- 06Step 6
Your drafted deed & execution guide
DeliveredWithin 5 business days of the session you receive the drafted sale deed itself, plus an execution & registration guide covering stamp duty, the two-witness signing requirement, and registration steps — and 30 days to ask the same lawyer follow-up questions.
What you'll typically need
- The seller's prior/mother title document (sale deed, gift deed, will + probate, partition deed, or allotment letter)
- Photo ID and PAN for the seller(s) and buyer(s)
- The total sale consideration and how it will be paid
- A description of the property, its survey/khata number, and boundaries
- Whether the property carries any existing loan or charge
- Whether there's an existing case or lawyer, and the other party's name (for the conflict check)
The title document and photo ID/PAN for all parties are mandatory and requested once your session is booked — the session can't start without them.
Made for NRIs. Slots are shown in your local time and matched to a lawyer who speaks your language. The fee is charged in INR and displayed in USD or AED so you always know what you're paying. An NRI seller can execute and register through a registered Power-of-Attorney holder in India — your execution guide covers this, along with the different TDS rules (s.195) that apply. If the video drops, the session falls back to voice and then to WhatsApp — no rebooking, no trip home.
