An honest answer to 'is my POA safe?' — plus a plan you can actually use. In one session, an in-house NOS lawyer assesses whether a Power of Attorney you've granted over your property is still valid, explains exactly what misuse would look like on the record, and teaches you how to check it yourself going forward. You leave with a written assessment within 48 hours and a fee credited if you need to act.

What we can help with

POA Usage Monitoring is a paid, time-boxed one-time advisory session with an in-house NOS lawyer to assess the misuse risk on a Power of Attorney you have granted over immovable property in India — most often to a relative or agent while you live abroad — and to plan how to keep an eye on it yourself.

Important: this is not an ongoing watch. NOS does not pull registry records on your behalf, send you automated alerts, or produce recurring reports. What you get is a lawyer's assessment, once, of whether your POA is still valid and what a wrongful sale, mortgage or gift under it would look like — plus clear, practical instructions for requesting an Encumbrance Certificate yourself (or through a local representative) so you can check the registry on your own schedule.

Three tiers, one flat fee each. Simple for a single property with a clear POA status; Standard for multiple properties or an unclear registration status; and Complex when you already suspect misuse or there's an existing dispute. Your intake produces a recommendation — you can move up freely, or down with a warning.

What you get. A written assessment within 48 hours of the session — the POA's validity and standing, what a wrongful dealing under it would look like on an Encumbrance Certificate, exactly how to request one yourself, and your recommended next steps if you ever spot something (revocation, a police complaint, an injunction, or a follow-on consultation) — plus 30 days to ask the same lawyer follow-up questions. If you decide to act, your session fee is credited against that case.

What it isn't. This is a one-time risk assessment and coaching session — it is not automated property surveillance, and it does not replace periodically checking the registry yourself. If your POA is already revoked or expired, there is nothing to monitor and we'll say so and refund you in full, pointing you toward revocation or succession help instead.

How it works on the ground

The government process is scattered across portals, offices and paperwork. NOS turns it into one guided flow.

The reality on the ground

Wondering if a POA you granted is being misused

4 hurdles

A POA granted years ago to a relative or agent is easy to forget about — until something makes you worry.

From abroad, there's no obvious way to check whether your property has quietly changed hands.

Nobody explains what an Encumbrance Certificate actually shows, or how a wrongful sale would even appear on one.

By the time you notice something's wrong through word of mouth, valuable time to act may already be gone.

The NOS way

One session, one lawyer, one plan you can act on

6 steps · one flow
  1. 01Tell us what's at stake

A short intake covering the POA, the property, the holder, and any concerns you already have.

  2. 02Conflict & scope checks

Every matter is screened before a slot is confirmed — a POA already revoked has nothing to monitor, and we say so plainly.

  3. 03A tier matched to your matter

Complexity scoring maps you to the right tier. Suspected misuse already happening is floored to a senior lawyer.

  4. 04A slot in your timezone

Slots render in your local time, filtered to lawyers who speak your language.

  5. 05The session, on your channel

Video, voice, or WhatsApp voice if the line drops — with the lawyer who owns your matter.

  6. 06A plan you can act on

Validity, red flags to watch for, exactly how to pull an EC yourself, and next steps if you ever find something — plus your fee credited toward a follow-on case if you need one.

one flow, tracked end to end

A clear risk assessment

Whether your POA is still valid, and what a wrongful dealing under it would actually look like on the record.

A self-monitoring plan, in writing

Exactly how to request an Encumbrance Certificate yourself, from which authority, and how often — within 48 hours.

Senior review where it matters

Already-suspected misuse is automatically routed to a senior lawyer, not a general queue.

What we handle

You granted a POA to a relative or agent years ago and want to know if it's still safe You're abroad and can't easily check whether your property has been dealt with You want to understand what a wrongful sale or mortgage under your POA would actually look like on paper You're not sure how to request an Encumbrance Certificate yourself, or how often to check Something already feels off — a call, a letter, or a rumour about your property You want a plan for what to do if you ever find a suspicious entry You're deciding whether it's time to revoke a POA you no longer need You want a second, expert opinion before assuming everything is fine

How it works

  1. 01
    Step 1

Tell us about the POA & property

The POA type and registration particulars, the property it covers, the holder, and whether anything has already made you suspicious — a short intake, about two minutes.

  2. 02
    Step 2

    We screen the matter

A conflict-of-interest and scope check runs before anything is booked. A POA that's already revoked or expired has nothing to monitor, and is declined and refunded in full — we'll point you to Revocation Support instead.

  3. 03
    Step 3

    Choose your tier & slot

Your answers produce a complexity score and a recommended tier. Suspected misuse already happening floors you to Complex, so a senior lawyer picks it up. Then pick a slot in your own timezone with a lawyer who speaks your language.

  4. 04
    Step 4

Pay — and your lawyer is assigned

Sessions are pay-first at a flat fee for the tier. The slot is held and one lawyer becomes the owner of your matter only once payment is captured.

  5. 05
    Step 5

    Your session

The lawyer assesses whether your POA is still valid, what a wrongful dealing under it would actually look like, and walks you through requesting an Encumbrance Certificate yourself — by video, voice, or WhatsApp voice if the connection is poor.

  6. 06
    Step 6

    Written assessment & follow-up

    Delivered

Within 48 hours of the session you receive a written memo — the POA's validity, misuse red flags to watch for, how to check the registry yourself, and what to do if you ever spot something — plus 30 days to ask the same lawyer follow-up questions.

What you'll typically need

  • A clear scan of the registered POA (all pages, showing the sub-registrar endorsement)
  • The POA's execution and registration particulars (SRO, book, document number, year)
  • A description of the property (or properties) the POA covers
  • The POA holder's name and their relationship to you
  • Whether anything has already made you suspect the POA has been misused
  • Whether there's an existing case or lawyer, and the other party's name (for the conflict check)

The registered POA scan is mandatory and requested once your session is booked — the session can't start without it. If a page is missing or the scan is unclear, we'll ask you to resend it; nothing about your booking is lost while we wait.

Made for NRIs. Slots are shown in your local time and matched to a lawyer who speaks your language. The fee is charged in INR and displayed in USD or AED so you always know what you're paying. If the video drops, the session falls back to voice and then to WhatsApp — no rebooking, no trip home.

Not sure if your POA is safe?

The intake takes about two minutes. You'll see the flat fee for your tier before you pay, and nothing is booked until payment is captured.
