A legally sound Indian lease agreement, drafted by an in-house NOS lawyer who actually talks to you first — not a template. In one session, the lawyer walks through the lessor, lessee, premises and terms and drafts your lease from that conversation. You leave with the drafted lease within 5 business days, a stamping & execution guide, and 30 days to ask follow-up questions as you finalise it.

What we can help with
Lease Agreement Drafting is a paid, time-boxed session with an in-house NOS lawyer to draft a lease or rent agreement valid under Indian law — covering the lessor(s), lessee(s), the premises, the term, rent and escalation, security deposit, lock-in and notice periods, maintenance, permitted use, sub-letting, and renewal. You describe the letting, choose a tier, pick a slot in your own timezone and pay a flat fee. Nothing is billed by the hour, and no lawyer time is committed until payment is captured.
Three tiers, one flat fee each. Simple for a residential lease of 11 months or less, with no escalation, lock-in, or multiple parties; Standard for a residential lease with a term over 11 months (where registration becomes compulsory); and Complex for commercial premises, rent escalation, a lock-in period, multiple parties, a 30-year+ term, or an NRI lessor executing from abroad. Your intake produces a recommendation — you can move up freely, or down with a warning.
What you get. The drafted lease itself within 5 business days of the session — the schedule of premises, term and rent recital, deposit and lock-in terms, maintenance and permitted-use clauses, and a furnishings annexure where the premises is furnished — plus a stamping & execution guide covering the correct e-stamp value pointer for your state, the two-witness signing requirement, and — where your term exceeds 11 months — a registration pointer, since that's compulsory beyond that threshold. You also get 30 days to ask the same lawyer follow-up questions. If you later want the lease registered as a separate case, your session fee is credited against that case.
What it isn't. This is one drafting session, not the registration itself — where registration applies, it's a separate step you (or a follow-on case) complete with the sub-registrar, using the guide we give you. If the lessor isn't the property's sole owner, we'll need proof of authority to lease it, which routes your matter to a senior lawyer. And if what you actually need is a sale, or there's a sitting tenant contesting a rent-controlled tenancy, we'll say so and point you to the right place, refunding you in full.
How it works on the ground
The government process is scattered across portals, offices and paperwork. NOS turns it into one guided flow.
The reality on the ground
Getting a lease agreement drafted correctly
A downloaded template rarely handles escalation, lock-in, or a furnishings inventory correctly.
Nobody explains upfront that a lease over 11 months must be registered — most landlords find out too late.
Commercial leases need risk allocation a residential template just doesn't have.
If you're an NRI landlord abroad, it's not obvious whether you can e-sign or need a POA holder in India for registration.
The NOS way
One session, a drafted lease, and a guide to executing it correctly
01Tell us about the lease
A short intake covering the lessor, lessee, premises, and terms.
02Conflict & eligibility checks
Every matter is screened before a slot is confirmed — you confirm all parties are competent and this is a straightforward lease.
03A tier matched to your matter
Complexity scoring maps you to the right tier. Commercial use, escalation, lock-in, multiple parties, a long term, or an NRI lessor abroad routes you to a senior lawyer.
04A slot in your timezone
Slots render in your local time, filtered to lawyers who speak your language.
05The session, on your channel
Video, voice, or WhatsApp voice if the line drops — with the lawyer who owns your matter.
06A lease you can execute, and a guide for doing it right
The drafted lease itself, plus e-stamp value guidance and the two-witness signing choreography — and 30 days of follow-up with the same lawyer.

The actual drafted lease
Not just advice — your lease agreement, drafted from the session, delivered within 5 business days.
The 11-month registration threshold, explained
Your execution guide tells you plainly whether your term requires registration, and what that involves.
Senior review where it matters
Commercial premises, escalation, lock-in, multiple parties, a long term, or an NRI lessor abroad is automatically routed to a senior lawyer.
What we handle
How it works
- 01Step 1
Tell us about the lease
Lessor and lessee details, the premises, term, rent, and the terms you want — a short intake, about five minutes.
- 02Step 2
We screen the matter
A conflict-of-interest check runs before anything is booked. You'll also confirm all parties are 18+ and competent to contract, and that this is a straightforward lease.
- 03Step 3
Choose your tier & slot
Your answers produce a complexity score and a recommended tier. Commercial premises, rent escalation, a lock-in period, multiple parties, a 30-year+ term, or an NRI lessor abroad routes you to a senior lawyer. Then pick a slot in your own timezone with a lawyer who speaks your language.
- 04Step 4
Pay — and your lawyer is assigned
Sessions are pay-first at a flat fee for the tier. The slot is held and one lawyer becomes the owner of your matter only once payment is captured.
- 05Step 5
Your session
The lawyer walks through the parties, premises, and terms and drafts your lease based on the conversation — by video, voice, or WhatsApp voice if the connection is poor.
- 06Step 6
Your drafted lease & execution guide
DeliveredWithin 5 business days of the session you receive the drafted lease itself, plus a stamping & execution guide covering the correct e-stamp value, the two-witness signing requirement, and — for a term over 11 months — a registration pointer, and 30 days to ask the same lawyer follow-up questions.
What you'll typically need
- Photo ID for the lessor and the lessee
- The property's address, area, and situs state
- The lease term, monthly rent, and security deposit
- Whether rent escalates, and whether there's a lock-in period
- Furnishings and fixtures, if the premises is furnished
- Whether there's an existing case or lawyer, and the other party's name (for the conflict check)
Photo IDs for both the lessor and lessee are mandatory and requested once your session is booked — the session can't start without them.
Made for NRIs. Slots are shown in your local time and matched to a lawyer who speaks your language. The fee is charged in INR and displayed in USD or AED so you always know what you're paying. A lessor abroad can typically e-sign the lease, and — where registration is required — act through a registered Power-of-Attorney holder in India; your execution guide covers this. If the video drops, the session falls back to voice and then to WhatsApp — no rebooking, no trip home.
