A legally valid Indian gift deed, drafted by an in-house NOS lawyer who actually talks to you first — not a template. In one session, the lawyer walks through the donor, donee, property and gift terms and drafts your deed from that conversation. You leave with the drafted deed within 5 business days, an execution & registration guide for the mandatory two-witness signing, and 30 days to ask follow-up questions as you finalise it.
Understand the service
What we can help with
Gift Deed Drafting is a paid, time-boxed session with an in-house NOS lawyer to draft a gift deed valid under Indian law — a voluntary transfer of property from a donor to a donee, made purely out of love and affection with no money or other consideration changing hands. You describe the donor, donee, property and gift terms, choose a tier, pick a slot in your own timezone and pay a flat fee. Nothing is billed by the hour, and no lawyer time is committed until payment is captured.
Three tiers, one flat fee each. Simple for a blood-relative donee, a single unencumbered property, clean title and an outright gift; Standard for a gift with conditions or a reserved life interest / right of residence; and Complex for multiple properties, a disputed or encumbered property, a cross-border donor, or a non-relative donee. Your intake produces a recommendation — you can move up freely, or down with a warning.
What you get. The drafted gift deed itself within 5 business days of the session — the donor and donee, your relationship, the love-and-affection recital, the property schedule, acceptance, and any reservation, condition or valid revocation clause — plus an execution & registration guide covering the mandatory two-witness requirement and the stamp-duty and registration steps for your property's state, including where a blood relationship can reduce the duty payable. You also get 30 days to ask the same lawyer follow-up questions as you get ready to execute. If you later want the deed registered as a separate case, your session fee is credited against that case.
What it isn't. This is one drafting session, not the registration itself — a gift of immovable property is only legally effective once registered, and registration is a separate step you (or a follow-on case) complete with the sub-registrar, using the guide we give you. We also don't represent you before the sub-registrar or in any dispute over the gift — those are separate services. If you're under 18, if the donee hasn't accepted the gift, or if money is actually changing hands (making this a sale, not a gift), we'll say so and point you to the right place, refunding you in full.
How it works on the ground
The government process is scattered across portals, offices and paperwork. NOS turns it into one guided flow.
The reality on the ground
Getting a gift deed drafted correctly
A downloaded template rarely accounts for your actual relationship, property type, or conditions you want to attach.
Nobody explains upfront that the gift isn't valid unless the donee actually accepts it during your lifetime.
If you want to reserve a right of residence or attach a condition, it's not obvious how to word it so it holds up.
A revocation clause that just says "revocable whenever I want" is void — most people find that out too late.
The NOS way
One session, a drafted deed, and a guide to executing it correctly
01Tell us about the gift
A short intake covering the donor, donee, relationship, property and gift terms.
02Conflict & eligibility checks
Every matter is screened before a slot is confirmed — you confirm you're 18+, gifting freely, and that the donee has accepted.
03A tier matched to your matter
Complexity scoring maps you to the right tier. Multiple properties, a disputed or encumbered property, a cross-border donor, or a non-relative donee routes you to a senior lawyer.
04A slot in your timezone
Slots render in your local time, filtered to lawyers who speak your language.
05The session, on your channel
Video, voice, or WhatsApp voice if the line drops — with the lawyer who owns your matter.
06A deed you can execute, and a guide for doing it right
The drafted gift deed itself, plus the two-witness signing choreography and registration steps — and 30 days of follow-up with the same lawyer.

The actual drafted deed
Not just advice — your gift deed, drafted from the session, delivered within 5 business days.
Blood-relative concessions explained
Your execution & registration guide notes where a family relationship can reduce stamp duty at registration.
Senior review where it matters
Multiple properties, a disputed or encumbered property, a cross-border donor, or a non-relative donee is automatically routed to a senior lawyer.
What we handle
How it works
- 01Step 1
Tell us about the donor, donee & property
Donor and donee details, your relationship, the property being gifted, and your gift terms — a short intake, about five minutes.
- 02Step 2
We screen the matter
A conflict-of-interest check runs before anything is booked. You'll also confirm you're 18 or older, gifting freely, and that the donee has accepted the gift — acceptance during your lifetime is essential to a valid gift.
- 03Step 3
Choose your tier & slot
Your answers produce a complexity score and a recommended tier. Multiple properties, a disputed or encumbered property, a cross-border donor, or a non-relative donee routes you to a senior lawyer. Then pick a slot in your own timezone with a lawyer who speaks your language.
- 04Step 4
Pay — and your lawyer is assigned
Sessions are pay-first at a flat fee for the tier. The slot is held and one lawyer becomes the owner of your matter only once payment is captured.
- 05Step 5
Your session
The lawyer walks through the donor, donee, property and gift terms, and drafts your gift deed based on the conversation — by video, voice, or WhatsApp voice if the connection is poor.
- 06Step 6
Your drafted deed & execution guide
DeliveredWithin 5 business days of the session you receive the drafted gift deed itself, plus an execution & registration guide covering the mandatory two-witness signing and registration steps — and 30 days to ask the same lawyer follow-up questions as you finalise it.
What you'll typically need
- A photo ID (passport, Aadhaar, or PAN) matching the name you'll use in the deed
- The donee's photo ID
- Your title document for the property (sale deed, earlier gift deed, will + probate, partition deed, allotment letter, or mutation record)
- A description of the property and where it's located
- Confirmation that the donee has accepted (or will accept) the gift during your lifetime
- Whether there's an existing case or lawyer, and the other party's name (for the conflict check)
Photo IDs for both donor and donee, and your title document, are mandatory and requested once your session is booked — the session can't start without them.
Made for NRIs. Slots are shown in your local time and matched to a lawyer who speaks your language. The fee is charged in INR and displayed in USD or AED so you always know what you're paying. A gift deed can be executed abroad, but registration in India remains mandatory for immovable property — your execution guide covers this. If the video drops, the session falls back to voice and then to WhatsApp — no rebooking, no trip home.
